I hadn’t seen the Dominion Lux place, I wonder if they’re affi with a place called “The Lux” out in Kansas city. Availability was key for me as well, I have to have everything built out and done by the time I go overseas again in summer 2022, so there are lots of things that could disrupt my timeline if I was reliant on a building being completed in the future. Some places I looked at were already completely sold out. Looks like Dominion Lux has barely broken ground?
There was one Dominion Lux building constructed and near completion about a month ago. Proximity to race tracks, airports, and high net worth individuals seem to be the target geographics/demographics. On the surface, these look like overboard man caves but many of the fully fitted ones are used for corporate and personal event/gathering spaces. For the collectors looking to downsize their domicile later in life, but keep all their toys, these make a lot of sense.

I have been following that company for a few years now. Really an amazing business concept but sadly none like their are in the Philly area to get involved on a business or personal level at the moment unfortunately.

I have been intrigued with these recently also. I remember reading an article about the Monterey Motor Sport Park www.montereymotorsportpark.com and it seems to be a very viable product for any metropolitan area as well as the middle of the country.

I passed this facility a few months ago being built along I-95 adjacent to the Dominion Raceway just south of Fredericksburg, VA. However, it's a little high brow for the way I would be interested in using one of these spaces. https://www.dominionlux.com/

Residential space at a race track would be the suck. I live close enough to Fairfax County Parkway to basically have that now.

Yes, those lead up to a third level that will be a great space to a bathroom/shower, and bunk house space. The architect is supposed to get us some plans pretty soon and that will give me a better way to show the floor space and how I intend to configure the different areas.
I see a new Motor Trend reality show potential here. Very nice JC.

The Alfa was the first new car I bought in like a decade. With all the Rovers around I like to have one thing with modern conveniences and safety features. If that has 500+ HP, so much the better 😈. And what’s more, this was a new leftover 2018 model that I bought in 2019 for 25k under list. Alfa really had to incentivize the first couple model years to get them out the door and as a long-time Alfa guy, I was jonesing to get a new one.

Here is the first Rover in the garage condo. The lights off to the side will be the ceiling low-bay lights in the vaulted portion of the garage space. I found some “Holophane” lights at an architectural salvage place and rebuilt them and had them powder coated in the bronze color. The original is cast aluminum, which is very nice, but the rods are raw conduit etc and I wanted a more vintage and coherent look. I’ll get some LED bulbs that project a little light upwards to maximize the effect of light through the prismatic shades. Hopefully will have some shareable drawings pretty soon.

Finally have design, permits, etc done and people are actually inside building things. These guys are working on the mezzanine level where the powder room, kitchen and hangout space will be. I’ve got a kitchen design finalized, and yes, the cabinets will all be shamrock green in keeping with my very British theme. Also some Routemaster (London double decker) bus fabric arrived to use for misc upholstery. Hopefully more pix soon. I’m relying on the GC to forward me build pix since I’m out of state.

May I suggest carpet tiles for the second floor super easy to install and ultra durable

Carpet tiles would make me think of every military office I’ve ever worked in! Going with luxury vinyl to have a sweepable hard wearing surface.

Being a Facility manager in contract manufacturing do you know why the govment uses tiles? Easy to replace when they get crappy. Looks like it will be a comfortable space when done!

Lots of work going on with plumbing and electrical etc, but not as much that can be seen. I’m headed up there again this weekend and should have some more interesting pix.

My son and his buddy have kinda outgrown the ToyLander…

Ans some of the fun decorative stuff is arriving - small light up “Mind the Gap” sign and a full-size station roundel with literary connection. It‘s fitting given that this garage will have a substantial library section.
