Need some Garage planning help

My wife and I are possibly about to embark on new home construction. Fortunately, my end of the deal was that I can build a detached garage. My plan is a big 2, maybe 3 car, with separate area in the rear acting as a shed of sorts. Happy to get opinions on must haves. No need to discuss plumbing and power, they will both be overkill as it is. Will have a 10K lift as well and 8' or 9' doors. I want to be about 25-30' deep. Appreciate your thoughts, and bonus points if you have some good plans. Lot should allow for almost any configuration. Thanks.

I think we talked a bit about garages when you were over a few weeks ago, but there are a few things I would do differently. I don't have any plans though. Will try to drop by the barn tomorrow AM if you are going to be there.

Heat, cooling and adequate ventilation are often overlooked or under planned for. Sound insulate loud items very well, like a compressor. Also once you think you have the perfect size and measurements add 10% then build that 👍The rest is up to you.

Good luck

good call, didn't even think of that. cooling is unlikely but heat will be in the plans. moving air around will be something I'll consider. I plan on putting the compressor in the back shed area.

Buddy just wrapped up building something just like that. Space for four cars, lift, air, he's a two rover plus auto cross racer. Think when sizing about all the tools, spares and extra space you'll need when doing a resto or major work. 220v, air, lighting, put the compressor outside the shop in its own space.

Can't have too much insulation. Don't know where you're located, but use at least the amount of insulation the local code requires for residential spaces.

Mini-split heat pumps are the way to go for spaces like this. Very efficient, and you get both heating and cooling.

Ensure your door height is enough.

I miss the completely plumbed compressed air system I had at my old place. ;)

I would say 10 foot doors for sure. The reason is what if you have a rack / cargo box on top of the rig? We have a SUV that we can not pull in the garage during the winter without pulling off the Rocket Box which is a pain.

Whatever floor coating you put down, make sure you make it non skid and apply twice what they recomend. Nothing is worse than a slick wet floor.

Pull your cars out now and arrange your bikes, mower, snow blower and the like to see how they fit in an ideal space. Then your workbench tools. Then you need space for cars and 25 % more space for crap you did not plan on. If you are going to run a welder make sure the plug is where you will actually most likely use it and not the closest run to the junction box.
